FACT SHEET – 146 - 150 Lakeshore Road West, Oakville, Ontario LEED Canada Core and Shell (CS) 2009 Silver Certification 146 -150 Lakeshore Road West is a redeveloped shopping centre development located at the intersection of Kerr Street and Lakeshore Road West in Oakville, Ontario. It is owned and was developed by First Capital Realty Inc. (First Capital Realty) and obtained LEED Canada Core and Shell (CS) 2009 Silver Certification in 2014. In keeping with First Capital Realty’s ongoing commitment to sustainable design and construction, 146 - 150 Lakeshore Road West was constructed to LEED Canada CS 2009. The LEED Canada CS 2009 Silver Certification comprises the base building design and construction of two buildings with 2,691 m² or 28,965 ft² in total. First Capital Realty did not construct or fit out the interiors of tenant premises; and as a result, they were not included in this LEED Canada CS 2009 Silver Certification. However, mandatory agreements specify that tenants design and complete the interior of their leased premises in accordance with LEED requirements. Encourages green transportation through the installation of electric car charging stations in the parking lot. WATER EFFICIENCY o o Reduced demand of potable water and wastewater generation by 50%. Reduced water consumption by 56% by installing low flow plumbing fixtures. ENERGY & ATMOSPHERE o o MATERIALS & RESOURCES o o o Maintained 62% of original building components. Diverted over 95% of construction waste from landfill. 91% of wood-based building materials were harvested from Forest Stewardship Council (FSC) certified forests. INDOOR ENVRIONMENTAL QUALITY o o Prevented indoor air quality problems through the use of a Construction Indoor Air Quality (IAQ) Management Plan. Used adhesives, sealants, paints, and coatings having low volatile organic compound (VOC) content to minimize offgassing. Optimized energy performance. 37% estimated projected savings in annual energy costs. Secured a two-year contract to supply 70% of the shopping centre’s power needs from renewable sources.
