Casablanca holds a special attraction in Morocco. Several factors have
participated towards its expansion: its closeness to the capital Rabat,
its central position on the Atlantic coast, the dense concentration of
commercial, industrial and financial institutions and finally its port
installations.
Casablanca hosts headquarters and main industrial facilities for the leading
Moroccan and international companies based in Morocco. Industrial
statistics show Casablanca retains its historical position as the main
industrial zone of the country.
The Port of Casablanca is one of the largest artificial ports in the world,
and the largest port of North Africa. It is also the primary naval base for
the Royal Moroccan Navy.
City Overview
Casablanca holds a special attraction in Morocco. Several factors have participated towards its expansion:
its closeness to the capital Rabat, its central position on the Atlantic coast, the dense concentration of
commercial, industrial and financial institutions and finally its port installations.
Dar el Beida
The old centre of Casablanca, has the advantage of combining two cultures – modern and
traditional. Compared to the ancient imperial cities. Casablanca is still a new city, but well
worth a visit. Dar El Beida is shaped like an open fan, divided into three parts :
- To the east, the industrial and semi-industrial sectors.
- In the middle, the town centre and urban areas.
- To the west, the residential areas.
A visitor entering Casablanca by road can do so by one of three major highways:

International Airport
1- Centrally by the Casa-Nouasser / Mohammed V Airport highway (exit Maarif / Hay Hassani).
2- From the north by the Casa-Rabat motorway (5 different exits).
3- From the south, by the Casa-El Jadida Highway.
All of these major routes cross the town to the town to the place des Nations Unies (United Nations Square), an excellent starting point for our visit.
The Old Medina and Surrouding Area
Making our way towards the port, we stroll down the palm tree lined Boulevard Houphouet Boigney, stopping to admire all the different Moroccan
handicrafts displayed in the numerous colourful boutiques.
Or the right hand side, not far from the Casa-port railway station, is the sanctuary of Sidi Belyout (one of the city’s patron saints), a little further
on we come to a shopping centre, known as the “Centre 2000”, comprising clothes boutiques, clock and watch shops and several national and
international restaurants.
To the left the port, the old Medina suddenly appears with its shining white square-shaped houses. In order to enter this old city, we follow Boulevard
des Almohades, dominated on the left by the old city ramparts, the squalla (fortress) with its connons trained towards the sea & Bab El Mera (the
gateway to the port), all built by the sultan Sidi Mohammed Ben Abdellah.
Behind these monuments is a small city’s first patron saint (who came from Kairaouan in about 1530). Progressing a little further, we arrive in
another square, named again after a marabout, sidi Bousmara, whose shrine is shaded by a giant leafy rubber tree. Nearby, stands the oldest Mosque
in Casablanca, “Jamaa Al Atiq” which was built by the Sultan Sidi Mohammed Ben Abdellah in the year 1200 of the Hegira.
Continuing towards the heart of the old medina, we reach what was at the beginning of the century the town centre of Dar El Beida, small winding
streets full of memories of an age gone by, where the major powers once had their consulates and commercial delegations. Our visit of the Old
Medina ends once we have passed through the great Bab El Kebir gateway. Newly built walls and the clock tower mark the boundary of the old
and new towns.
Emerging from the old Medina, we rediscover the Place des Nations Unies, our point of departure for the new town centre.
Town Centre
The Avenue running from the east side of the square is the Avenue des FAR ( forces Armées Royales) with its modern office blocks housing the
headquarters of both national & international companies. It is planned that the far end of this avenue will eventually become the business center
of Casablanca.
The avenue running centrally from the Place des Nations Unies is Boulevard Mohammed V, the main shopping street of the city and the most

frequented, where, apart from fashionable shops the Central Market, tourist Office and Casablanca Chamber of Commerce may be found.
This avenue stretches from the main square to the Place Sidi Mohammed, opposite the Casa-voyageurs RAILWAY STATION; Just after the
place du 16 Novembre, which adjoins Bd Mohammed V, begins the rue du Prince Moulay Abdellah – the town’s first pedestrian thoroughfare
– where fashionable boutiques and jewelers outnumber other shops.
Leaving the place des Nations Unies, Hassan II, which opens almost immediately onto the place Mohammed V, a beautiful square bordered
by buildings of a thypical Moroccan architecture housing local authority offices. This square with its illuminated musical fountain is the pride
and joy of the people of Casablanca and is inevitably crowded at weekends on public holidays.
On the right-hand side stands the main post office, decorated with beautiful archways, the noble building nest to it houses the treasury and
the tax Office, then there is the Customs office and the wilaya or Governor’s Office for greater Casablanca complete with columns topped
by the famous clock tower (50 meters high). The Moroccan style patios opposite belong to the Courts of Justice and the Banque Al Maghrib
(bank of Morocco).
Residential Areas
Casablanca has a large expat community which was attracted by the exotic culture, the blend of traditional and modern life and relatively the
cheap residential real estate. Casablanca offers a wide range of residences, the architecture in the city was influenced by the French and the
Jewish, the latter who built elegant town homes.
The Corniche, Maarif, California are some of the most attractive neighborhoods for expats, they are all built in a modern and elegant way,
with excellent shopping around, and within easy reach of the old city, schools, private sports clubs (oriental dancing, aerobics, fitness, martial
arts …etc), and other necessities.
The Corniche has the greatest restaurant and night clubs in Casablanca, it has villas across the coast where you can contemplate the sea and
relax. California is a newly built area and it has apartments, this area is near the motorway to Rabat and the road coming from Marrakech.
It also has all facilities and a very friendly area. The Maarif is one of the well known neighborhoods in Casablanca, if you do not mind jumping
from your house into the busiest places in Casablanca when this is your place, where you can find almost everything.
A brief history of Casablanca
The town of Casablanca was originally
known as ANFA . The origins of the town
of Anfa would appear to go back a long way.
However, historians agree that it really began
to grow in importance in the 13th century.
At that time, the port was already trading
with Europe, particularly with the Spanish
and Portugese.
In 1912, the Portectorate gave a fresh
impetus to the town, which spread beyond
its walls and became the beautiful city
that we know today. Numerous plans
and installations enabled Casablanca, in
a very short space of time, to become the
largest city in the country and to attain
international status.
In 1468, the portugese took advantage of
the prevailing disorder in the region and
destroyed the town. Anfa then experienced
a long period of calm right up untill the
18th century. It was not until the reign of
the Alaouite Sultan, Sidi Mohammed Ben
Abdellah (1757-1790) that the order was
given to rebuild the town under the name of
Dar El Beida this name supposed by come
from a tall whitewashed structure which
served as a beacon for ships/ It was either the
Spanish or the Portugese who later translated
the name to Casablanca.
During the second half of the 20th century
Casablanca has developed in great strides.
Almost all of the major financial, industrial
and commercial organizations have elected
to install their head offices in Casablanca
and together with its young and active
population it will not be long before the city
is a forerunner of all the latest techniques.
In the 19th century, the town opened up
trade with European ports and in 1830 the
Sultan Moulay Abderrahmane (1822-1859
) set up customs an other port installations.
A European community then began to settle
in the town.
Under the reign of Sultan Moulay Hassan 1er
(1873-1894), the population of Casablanca
topped 20,000.

The city really showed its worth during the
second World War, while all of Europe was
caught up in the struggle, Casablanca strived
harder than ever and succeeded in being
self-sufficient in all sectors. Perhaps it was
this exploit which prompted the allies and
his Majesty Mohammed V (1909-1961) to
honor Casablanca by holding the famous
Anfa Conference in the town in 1943 (at
which the crown Prince Moulay Hassan
was also present).
Since this date, Casablanca has continued
to play its role as the heart and “gateway to
Morocco” with:
- 100 hectares of docks able to receive
all types of ships, so tripling its port
capacity and commercial relations with
other countries.
- Mohammed V Airport, with its modern
architecture and up-to-date installations,
handles nearly all of the country’s air
traffic.
- Casablanca also boasts the best hotel
infrastructure in Morocco. Important
international chains have joined the already
existing “clés d’Or”.
- Finally, having withstood all the difficulties
encountered during its existence, Casablanca
can boast of having succeeded in the most
important- that of the struggle for the
country’s independence, from where the
town got the name of “the capital of the
struggle”.
Late his Majesty king Hassan II has now
given the kingdom’s economic capital a
worldwide spiritual and religious dimension
by building in the city one of the Muslim
world’s biggest mosques: the Hassan II
Mosque.

City Areas
There are several main areas of the city where expatriates choose to live.
Maarif
This district located west of Boulevard Brahim Roudani, was, until fairly recently, part of the outskirts of Casablanca. It began to develop with the
overcrowding of the city centre and also because of its proximity to the Anfa residential area. A pedestrian thoroughfare (the town’s second) and 2
large interior shopping centres make this a very busy and popular locality.
The area of Maarif is located about a 10 min drive by car to downtown, there are many streets with famous fashion brands, there is a new mall
named Twin Centre where the supermarket Acima is located. There are numerous shops in the areas such as jewelers, perfumeries, shoes stores,
traditional modern clothes, coffee shops, some local brands etc. In the center of this area is an avenue called Avenue AL Massira Al Khadraa, here
there are many new buildings, luxury apartments with a surface area of 100m² 200m². These are equipped with modern furniture, security, garages,
big balconies etc. There are also some older villas, which are owned privately and are not available on the rental market.
Racine
This is a new area, area which is located very close to Maarif, it is also a shopping area with many international also fashion brands. Here there are
also luxury apartments, but not houses or villas.
Anfa
Located in Corniche area which is called “Ain Diab”, here there are many large villas, many with swimming pools and large gardens. The area is
very popular with expatriates.
Two years ago very famous shopping mall with very big luxury apartments opened, it’s called “O’Gallery” there are many famous brands stores
located in the mall and also apartments of around 300m² with security, garage, fully furnished in modern style.
In the area there are also Anfa Golf Club, School for children from young age till baccalaureate level which is called “Groupe Scolaire Ain Diab”,
Saudian king’s Palace. Also at “La Corniche” there are numerous swimming pools on the beach area such as Miami Beach, Tahiti beach Club,
Contiki, Tropicana. There are numerous sporting clubs and top level hotels.
Californie
Located on the motorway to Rabat, about a 40min car ride from downtown, Californie is a new area of villas. It is a family friendly area, popular
with expatriates also due to the location of the International schools in the area.
The area has a large shopping center called “Marjane Californie” as well as numerous other stores and facilities.

Mohamed V International Airport serves the city of Casablanca, and is the largest in the country The

HISTORICAL SITES
Hassan II Mosque
The great Hassan II Mosque was named after King Hassan II, to embellish Casablanca with a single landmark monument. The most distinctive
characteristic of this mosque is its spectacular location. Built on a rocky platform over the Atlantic Ocean, part of the mosque’s floor is made of
glass so worshippers can kneel directly over the sea.
At 210 m, the Great monument’s minaret is the tallest structure in Morocco and the tallest minaret in the world. The building was designed to
withstand earthquakes and has a heated floor and electric doors. The style of the Mosque displays strong Moorish influences, bringing to mind the
Alhambra in Spain.
The walls and columns of the interior are delicately carved in a variety of intricate patterns. This is one of the few mosques in the world that have
tours to allow non-Muslims in. No entrance fee.

Parks
Parc de la Ligue Arabe, is considered to be the biggest park and recreational area in Casablanca, it is full of fantastic palm trees, this
park was made in 1918 in the French style. It contains a garden for children with full amusement, cafes and small restaurant. This
is a ice place for relaxing, walking, and a coffee break.

TAXIS
In Casablanca, there are “Petit taxis” and “Grand taxis” that you can find in ever corner in the city. Services are good and vary from one cab’s owner
to another.
Smaller cabs takes up to 3 passengers, while bigger ones takes up to 6 people.
BUSES
There are also buses all around Casablanca and there are many stations (stops) for these.
They start from early morning 5:30 up to 22:00 to 23:00.
A bus ticket costs about 3 dhs for a one way trip. Longer distances costs up to 4 or 5 dhs.

Housing FAQ
1. What can I expect to find in an unfurnished, a semi-furnished or a furnished property?
An unfurnished property will be totally empty; this means no kitchen furniture, and at times no bathroom fixtures.
A semi-furnished property will include kitchen furniture, light fittings, beds, duvets, carpets and also bathroom furniture.
Furnished properties are quite common, and can include anything from the basics such as kitchen furniture, table, chairs, beds, duvets, carpets
and bathroom furniture to everything you could possibly require in a property. Soft furnishings are frequently included. A fully furnished
property frequently includes dishwasher, washing machine, smaller/supplementary furniture, decorations, garden equipment, cable TV, ADSL
or ISDN phone lines, alarm systems.
Your Relocation Coordinator will confirm whether or not the property has these facilities.
2. What sort of flexibility will I have to negotiate rent or furnishings?
It is always worth trying to offer a slightly lower figure than the asking price or request to have other furniture installed or work done on
the property. Generally, if the requests of a prospective tenant are high and costly, the landlord will agree to do the works requested with an
increase in the rent. It is not likely that a landlord will agree to undertake work on the property, install extra furniture and lower the price.
3. How many properties will I be shown?
This depends on the Relocation Package you have; Our Basic Package includes 8 properties, Standard and Executive Packages include 15
properties. You will be told at the outset how many properties you will be shown or how much time you have available to do the house
hunting. The properties provided will be as close to your ‘Needs Analysis’ description as possible according to what is available on the market
at the time.
4. How can I secure a property that I choose?
When you choose a property you can ensure that it will not be rented to someone else by making a ‘preliminary contract’. A holding deposit
is frequently requested in these cases. This sum is usually decided in the preliminary arrangements, especially if the lessee requests certain
adjustments, renovations, furnishings etc. to be carried out on the property.
A holding deposit is required if the property is in high demand or if there will be a period of time before the lease can commence. It is
advisable to pay this fee only in the event of being certain that you will sign the contract.
5. What costs are involved in renting a property?
- Real Estate agency fee: usually 1-month rental value + VAT. This is paid both by landlord and tenant.
- Security deposit: usually 1-2 month rental value
- Rent is usually paid monthly
- Registration of the lease: registration taxes and fee are usually paid by the landlord

6. What other expenses should I expect to pay?
The expenses of usage or the utility fees (such as: heating, electricity, water, sewage, telephone) are almost always to be paid alongside the rental
fee. Exceptions may occur in those residences in apartment buildings (apartment), where the utility fees, such as garbage disposal, cleaning,
security, swimming pool and garage usage are part of the condominium fee. This may vary in each individual case.
7. What is the process flow to rent a property?
Once a property is selected, EMC Network will negotiate on your behalf. When an agreement has been reached, a legally valid contract is
prepared. An appointment is arranged for the tenant (or company representative) and landlord to sign the contract. The contract is read
through and the EMC Network’s Local Counsellor will translate as necessary.
All the copies of the contract should then be signed. As soon as you enter the apartment, we will arrange a thorough inventory/property
inspection together with the landlord and your Local Counsellor.
8. What chance do I have of receiving my full deposit back when I leave the property?
Provided that the property and any furnishings are returned in the state in which they were initially rented (EMC Network will ensure a thorough
inventory is taken of the property and furnishings upon entry) and the correct notice period is served to the landlord, EMC Network will be
able to negotiate a full deposit return when you vacate the property.
9. What responsibility do I have as a tenant towards maintenance of the property?
In Morocco the tenant is responsible for general maintenance whereas the landlord is responsible for major repairs.
Basically this means that all plumbing and electrical fixtures that are outside of the walls or visible are the responsibility of the tenant (leaking
taps, door bell that does not work etc.). The landlord is responsible for the plumbing and electrical system within the walls of the property;
e.g. heating pipes. It is however, the tenant’s duty to inform the landlord immediately about any repairs that need to be carried out. In the case
of misuse, or deliberate damage to the property, unless otherwise stated in the contract, the tenant will be held responsible for the expenses
incurred.
10. Can I make any alterations to the property?
Only with written permission from the landlord.
Small changes (e.g. hanging of towel rails in the bathroom) may be made but the property is to be handed back in exactly the same state it was
consigned. Therefore, any holes made in the walls must be filled and painted over before leaving the property, unless a different agreement
is made with the landlord.
In case alterations have been made to improve the property without the written permission of the landlord, the landlord has the right not to
reimburse any expenses the tenant has had in relation to the work. In cases where the landlord does not approve o the changes made, he/she
has the right to require the tenant to put the property back into its original condition.
11. What if I need to terminate the lease early?
EMC Network will ensure a diplomatic break clause is inserted into the contract for the protection of the tenant. In the contract it is often
possible to include a notice period even as short as 1 month.
The Deposit shall be returned to the Lessee upon return of the premises and cost settlement, usually within 15 days from the date the Agreement
is terminated or it will be used as the payment for the last months of lease with the mutual agreement of both parties.

Utilities & Telephone FAQ
12. What utility expenses will I have to pay?
- Utility payments are never included in the rent. Tenants are responsible to pay for electricity and water according to consumption. Electricity
will include also a tax that consists of the subscription to the Moroccan national media broadcasting service.
- Gas: Piped gas does not exist; gas cylinders can be purchased in stores.
- Condominium includes cleaning of the stairs, lighting of the common parts and elevator.
Please note that many technicians do not speak English.
13. Will I be able to get Satellite TV?
Yes. Most city areas, especially in the bigger cities of Morocco, are linked to cable or satellite TV.
14. What documents do I need to install a Telephone Line?
A personal ID card (passport, residency card or ID card) is the only necessary document in order to obtain a phone line.
15. How long will I have to wait for my telephone?
Normally it will be installed within 48 hours
16. How will I be billed?
Bills will arrive monthly. Bills are consigned by an agent usually through the letter box or even under the door.
17. What about Internet connection?
There are a number of possibilities: you can have the connection through the normal phone line, through a DSL line, wireless or through a
cable TV connection (broadband).

18. What is it like to drive in Morocco?
Driving in Morocco is rather easy; the main streets are wide and very spacious, but sometimes, mainly in rush hours, driving is a little bit
complicated. Watch out for motorcyclists, cyclists and taxi drivers! The traffic rules are not always the same as in Europe. Some natives tend
to straddle the road, but be sure to stick to the right.
Parking is more complicated particularly in those narrow streets in the city centre and in the new city “la nouvelle medina”, it could take up
to 15 minutes to find a place for your car.
19. Is my driving licence valid in Morocco?
In order to drive in Morocco you must posses a valid foreign driving licence accompanied by a valid IDP (International driving permit). If
the IDP expires, it is necessary to convert the foreign license into a Moroccan driver’s license.
20. What sort of vehicle is advisable?
A small Japanese or European model to use in the city is recommended. Some foreigners opt for 4wd vehicles, but parking and manoeuvring
a bulky 4x4 can be quite complicated. Purchasing a 4x4 would certainly be useful for out-of-town use.
21. For how long can I drive my own car in Morocco?
A foreign registered car can be driven in Morocco for 6 months. It must then be registered locally.
22. Can I buy a car in Morocco?

23. What documentation is required for workers coming to Morocco?
A Residence Card (Carte de Séjour) and a valid Work Permit for Foreigners (Contrat de Travail pour Etrangers)
24. Shall I be present for application?
We can apply for the work permit on behalf of the employer and transferee with a POA. We accompany the transferee to the Police and
assist with the registration for the Residence Card.
25. What about my family?
Dependant family members can apply for Residency Card on the basis of being accompanying family members; they do not have the right
to work in the country. If they want to work, they’ll require a Work Permit as well.

28. How does EMC Network assist with Immigration?
EMC Network will prepare all the necessary paperwork, email it to the company and direct as to how the various documents are to be printed out and signed.
We will send one of our Local Counsellors with Power of Attorney to act on behalf of the individual and company.
When the Transferee has to be present to apply for a document, he will be accompanied by our Local Counsellor.
29. How can we determine a realistic Housing Budget for Transferees?
During EMC Network’ initial teleconference with the client we go through an in-depth ‘Needs Analysis’ which can include Housing Budget variables for the Destination City.
EMC Network will work with the Company to ensure the workforce locate properties of a suitable standard within the parameters set by corporate policy.
30. Can the contract be signed in the name of a foreign Company?
Yes, lease contracts can be signed in the name of foreign companies – the Transferee who will occupy the property will be
named on the lease agreement.
31. Is it necessary for the Transferee to be present to apply for documents?
At times, yes; you will be advised when we can apply with Power of Attorney and for instances where this is not possible the
Transferee and family will be accompanied by one of our Local Counsellors.

32. How can we guarantee all Transferees will receive the same standard of service?
(staff relocating to main cities versus more rural areas?)
All Local Counsellors are really ‘local’ to the area where they assist Transferees. They are selected for their good knowledge of
their city area. All Local Counsellors are trained by EMC Network to follow our set pattern of delivering services using an inhouse ‘Training and Operations Manual’. All Local Counsellors are closely directed by Office Coordinators, ensuring a consistent
standard of service is delivered.
33. How does EMC Network handle Group Moves?
All relocations are handled by the same system of centralization. When required, we arrange for a member of our office team
to go to the location of a group move to be an in-house Coordinator, working from the Client Company’s premises as a point
of reference for HR, Transferees and their families. In main centres we have several Local Counsellors.
34. What ongoing support is provided for Transferees and their families?
EMC Network aim to equip your workforce to settle into their new environment as soon as possible.
Upon arrival they are presented with a local Information Pack. They are given access to our on-line City Specific Resource Guides
